I was also able to get the sources via CVS and do a successful stable compile. I also found the reason for my previous confusion when reading the upgrade guide: http://www.openbsd.org/faq/upgrade43.html
-->xenocara default tree location changed:
The default location of the xenocara (X) source tree is now /usr/xenocara. This is important for those who build X from source. Simply move your xenocara tree:
# mv /usr/src/xenocara /usr
The FAQ has since been updated to reflect this change in the CVS section which wasn't the case when I first read it.
